Well, less than 24 hours into this new project, the we are calling "Project Freedom" at Sky Las Vegas, we are already receiving hate mail!  That is AMAZING, and that means that we are going to have a far reaching effect on what is happening at the Sky Las Vegas Community. This is GREAT!

So, many of you know who I am, so let me be 100 percent clear. This is a forum that is protected by the first amendment. I am an International Journalist, and I have the right to write whatever the hell that I desire.

I have received communications from previous members of "The Sky Las Vegas Community", that have attempted to create a forum like this before, and they advised me that they received letters stating that No owner should give credence to the content of their forum.  Good luck with that my friends!

So, with that said, lets move forward.  I want copies of all of your hate mail that you receive because of this site and we will post it.  If it gets too difficult, we will repost the content to my networks including CNN.

For your review, I wanted to let you read some of the past posts in the other blog: These are uncut and uncensored:


First off, welcome to the Sky Las Vegas Blog!

This is not sanctioned by the developers nor the management office, rather the homeowners themselves. We'd like to use this area as a forum for open communication, and we welcome anyone to view and comment on any topic here.

All comments are left anonymously unless you specify who you are on your profile. Also, all the polls are anonymous. Remember, we only allow unit homeowners to have full access to this site. However, we welcome residents and Sky staff to use this site for limited items. Full access is only available to unit owners and we will verify ownership before granting complete access.

That being said, you must register in order to view or post messages on this site. To become a registered member, you must be a Sky owner, resident, or staff member and provide a valid email address. Once you register, your account must be approved. It should take us less than 24 hours to do so, if not immediately. This is only a formality so that access is limited to those concerned (no real estate agents, etc.).

Viva Las Vegas! It is so great to be able to walk out my front door onto the strip! The address says it all and will prove to be one of the most valuable market considerations for resale.

I am also very happy with the integrity and quality of the building. There is so much attention to detail and it's quit evidant that the Developers did not cut corners. I am very appreciative of this.

I also love my view!! Did you know that the Sahara is going to be going through a major remodel and it's with one of The top designers in the world? His name is Philip Stark. I have heard that it will host 5 of the hottest LA Clubs/Lounges with a whole new look. Look out Palms!

CNBC showed on Sept 14 that Sky's price per square foot is about $1200 in comparison to $1600 to $3000 a square foot for condos at MGM Mirage's CityCenter. With all of the billions in construction of new hotels and restaurants around Sky, it is a property worth holding onto for many years.

Any new building has its issues in its first year of operation. I think overall the staff have done a good job so far and they have had to handle a lot of building problems, security issues, guest violations etc and few if any homeowners ever thank them. It's not a pleasant job being on the firing line when a building first opens. I hope each of you will let the various staff members know how you support them. Constructive suggestions for improvement are always welcome.

Why are our price per square foot so much lower than comparable buildings? Is it because we still in the newer development side of the strip?

Regarding the staff, I completely agree that although there are many issues to work out, by in large, the staff is outstanding. Terry at the front desk and Jill at the Management office have been getting nothing but glowing comments and reviews from myself and anyone I spoke with.

Does anyone have any outstanding experiences they would like to share with the staff here at Sky?

Sky is lower than CityCenter prices per sq foot simply because our area of the Strip is still being built. 3 to 5 years from now I don't think you can buy back into Sky for what they will start reselling for in a few weeks. The 6 month resale restriction period ends for many buyers starting early Oct and goes through Nov. Sky's land was $4.25 million an acre and now is worth closer to $30 million. Incredible but with Circus Circus still beside Sky until MGM announces its future replacement plans for that property it will be a negative against Sky's valuation to get to the $1600 or higher per square foot level. I also think once Elad announces its prices for the future Plaza beside Trump it will cause another bounce up in valuations for Sky.

As a proud Sky unit owner, I know I made the right decision in selecting this project. The North Strip will soon be the "luxe de la crim" of the Strip, when all of the development (announced and yet to be announced), comes to fruition. The building itself and all its amenities are first rate and the staff is nothing short of 1st class. I have no plans to sell my unit as I am thoroughly enjoying my vacation home, my wonderful house in the Sky.

My wife and I bought into the SKY strickly as an investment opportunity. We came here in early June for 4 days to take possesoion and set up the unit as a rental.18 days later I had to return to Vegas and pry my Cat Beau and my wife Susan out of our unit to teturn to business in Long Beach. As many of the owner must, we have a 2 year taxable period where by our unit must be available for rent. After taking possesion and relizing what a beautiful and wonderful 'MISTAKE" we made...and being treated like royalty by the staff (Especially Terry, Jill and Charles)
...we made a decision that after the 2 year period we will make this our 1st home. In addition I have spoken to a number of my associates and students about investing in the SKY and what a wonderful opportunity the building, location and especially the development around us holds.
Unfortunately, unlike Mr. Hiatt, I have grave concerns about the management company, Prescott, and their choice of Chris. In forty years of business I have nerver experienced such a speedy turn-around not only in attitude but in loss of confidence and effectiveness. Having owned and operated 15 real estate office in California with over 400 agents and having a real estate scholl with over 2500 students...I have acess to many potential investors...who I must now ask to wait and see the SKY'S future. I wonder if the Developers are aware of this growing lack of confiderce in the complex and it choice of management.

Tom, my point was not in protecting Prescott. We can replace managers and management companies all week long if that's what the owners want. You totally missed my points or refused to listen to what I was explaining.

I find it so incredible that when I attempt to share different viewpoints in this Blog that not only do I get attacked but made out like someone who is a real problem. With your post, I am now stopping to contribute to this Blog as it clearly is not helping to move us forward in a constructive way. Also, please spell my name correctly as it further shows lack of respect on your part.

Bruce,

The point of this website is to encourage open communication so we can make Sky a better place to live and own for ALL of us. To that end, we all must be willing to share AND listen (that means everybody, not just you Bruce) without someone's feelings getting hurt.

This website is less than a month old, and we've already had a lot of people voice their opinions, positive and negative. I believe that with more time and helpful outlets, we can truly contribute something meaningful.

Stopping all contribution because you feel disprected is absolutely the wrong solution. As a member of the board, it is your moral and legal duty to listen and respond to homeowner's concerns, and I'm sure it'll be easier on here than in person.

I have confidence in your ability to be able to continue contributing to this blog by helping to make it a productive forum of communication. Please do not prove that I have misplaced my faith.

I think that this message board can serve as a valuable vehicle to make Sky a better place to live as well as a more fruitful investment. However, I think we have a classic mob mentality with many people venting their anger without offering logical solutions that won't have drastic long term effects on our HOA dues and living environment. Personally, I think some changes need to happen and will happen. It is inevitable that issues will come up in the first year of a high rise building opening its doors. I would hope that Bruce and everybody else with helpful SOLUTIONS continue to have a constructive dialogue and that more people join this forum so we have a more representative sample of voices to hear.

Just so you know I demanded the other Board members join this Blog so they can interact in the various discussions. I'm more frustrated than anything else now as so little has been said in this forum to create constructive solutions than being in attack mode. Good exchange of ideas and respectable debate are a part of life but this is not yet where we are on this Blog. That is where we MUST get to in order to effect positive change. From a couple of posts today, I have hope that we might actually move in that direction now.

Bruce, I'm excited to hear that you demanded the other Board Members join the forum. I wanted to get some feedback from you on what things we can do on this forum to facilitate a healthy exchange of ideas and solutions. I know you think there is a lot of attacking, but I feel these comments are symptoms of many issues that needs further, immediate investigation.

I think open discussion of issues and solutions is a start. We need a lot more research into some of these issues with regard to solutions as anything we send out for vote to the Sky owners will need a detailed justification for recommending change. It's not as simple as wish it to be done and it will. Nevada has some strict rules for how the Board has to operate, how rules can be changed and so forth. Rules that were part of the CC&R's recorded in Clark County are really rough and expensive to change but it can be done if the required (by law) number of owners approve that. You only want to spend the money to do that once as it is very expensive and just hope you can get the suffient number of votes as the law requires to modify it.

The Board has to meet on the budget before it can do anything as the law requires that meeting first in order to get it to the owners in time to be approved prior to the 2008 fiscal year. I want to get a lot of things done including creating some committees to assist the board like a rules committee. The entire board has to meet just to make a decision to create a committee. Nothing is simple and it can be frustrating for all. We'll get there.

Bruce, i am very sorry and I had no intention of insulting you, or mis-spelling your name. My typing and computer skills are very poor and I apologize for both my spelling and lack of skill in using this forum. (Is there a sell check?) I believe that I have figured out how to correct my mistakes and spelling. This is the first time I have ever used a Blog or chat room.

i just put a test ad up and many people have been asking me if I know of a one bedroom with a king bed, a two bedroom with a strip view, a one bedroom for under $2500, etc...
I think this is the perfect place for all of us to share our intentions, describe and price our units for other owners to refer us potential candidates for renting!

I'm not renting my unit at this time, but I was contacted regarding renting my unit. I have someone that wants a one bedroom, strip view, king bed, for 3 -4 months starting in March 08 ($3500 a month.) They are aware of all the terms and conditions of renting at SKY. Anyone have a unit available? Let me know here!

No I have not rented it out before. Itwould depend on the length of the lease. 1 year lease $2300 more for a shorter term. I did live there over the summer. could be flexible depending on the situation.

I have a 2BD (south strip view, high floor), and a 1BD (north view, higher floor) available for rent. Units can be delivered furnished or unfurnished, though I would prefer unfurnished. Terms are negotiable. Let me know if you have any leads... Description: Laughing

I recently met a guy who specializes in finding corporate housing for Nurses on a 3 month assignment or more. I was also excited to hear that there are many other professional recruitment companies which place specialized professionals in areas like Vegas, for 3-6 months. They required units that are completely furnished. If anyone would like info on this, please let me know.

I am not currently interested in renting my unit, so I'd love to help anyone looking to slow the money drain from a vacant unit.

Hi Homan,

I spoke at length with the corporate placement housing manager. He said the most they are budgeted for in the Vegas area is around $1500 including all utilities for 1 bedrooms. They rarely rent two bedrooms. But he did tell me there is a whole industry of what he does.

He also told me that he usually goes to Corporatehousing.com , corporatehousingbyowner.com, chbo.com and he also offered advise for everyone to check into companies like this one. (This is not his company so check into this one!)

From what he tells me, there is an entire industry of professionals that does what he does, temporary housing placement.

Another venue, which I'm sure most owners are on, is VRBO.Com. A lot of people use this site when they want a short term stay but also 3 months stay due to an internship. To weed out the vacationers, simply put on all your listings, "minimum rental period does apply."

Zapher, you did well. I rented my 1BD for $1675 - only 3 months, furnished, cash up front. High floor, but no strip view. Tenant to pay own utilities.

Does anyone else experience the following issues in and around their unit on a regular basis?


1. Shower pressure decreasing significanty and sometimes shutting off completely.

2. Extremly loud humming noise comming from hall closet on windy days.

3. Door Handles breaking away from door and the locking mechanism coming free.

4. Vents in bathroom with swishing noises on winder days.

5. Controlloing the birds using their patio for a rest stop?

Just curious if I am the only one experiencing these problems!?!!

We are VERY Frustrated with the water situation. This seems to be ongoing and Chris doesn't really care. Regarding the hall closets, no we dont experience any humming noises. What floor are you on?

Which door handles are you talking about? The main door or the bedroom doors. no I have not had that experience.

I also dont have any problems with my bathroom vents. I certainly have a problem with pigeon mess on my patio. Anyone have any suggestions?

I am having many of these same problems. The water pressure seems to be uiversal. Not sure if you are talking about the front door handles but yes, I have had problems with them. I was told by the repairman that a lot of the front door handles are loose and continue to be even after tightening. The vents in the bathroom AND kitchen are super loud on windy days. And lots of dust comes in too. The developers office claims it is normal for a highrise. Doesn't sound normal. And the bird mess is surely an issue.

I rent out one of my units and my renters are very happy with the unit, but very disappointed with the management of the building. They are considering leaving because they feel like they are being picked on my Chris in the office.
